HOW TO SELL
AN APARTMENT OR A HOUSE
IN BERLIN

1

Get a value estimation

In order for your property to hit the market you need to be aware of it current value.

Note that in the last 10 years property prices in Berlin have more than doubled. The recent increase of the interest rate has led to changes on the real estate market in Germany and has led to its segmentation.

Get in touch with a broker for a professional estimation.

2

Define your goals

What is your main intention with the sale? Choose your priority.

- Sell your apartment fast?

- Sell it at the highest possible price at a given market situation?

- Consider other factors, such as taxation?

3

Get the documents ready

Following documents are necessary to sell an apartment:

  1. land registry excerpt

  2. declaration of partition

  3. floor plan

  4. budget planning

  5. protocols

  6. energy certificate

This list may vary according to the type of property. You can obtain these at the Land's registry (Grundbuchamt), through notary public, building's managing company, or an architect. Real estate agents can get those documents on your behalf within their sales mandate.
